I sat in a Realtors monthly luncheon Tuesday of this week and listened to Craighead County judge Candidates: Duane Harvey, Ed Hill, Mark Hogan, and George Johnson discuss why we should vote for them for Craighead County Judge… Although my food had settled, I was sleepy, and had decided in the first three minutes who I would vote for, something very interesting popped up… The St. Francis levee was said to be decertified… A little more of this could cause madness for Northeast Arkansas… This could cause the entire area to be in the Flood Zone, making all property owners carry flood insurance! It caused me to do research and found a lot of interesting things, but nothing about the de-certification of the St. Francis Levee… This is rare… I always find something!… So, if any of you find out anything further about the de-certification of levees in Arkansas, please let me know…

I have recently brought to the market a 6 acre commercial development site in Conway, Arkansas. This is the best retail/restaurant site I have analyzed in the state this year. It has everything a retailer could want; crazy traffic counts, entrance of a 600,000 square foot shopping center, across from a Chili’s doing $4MM a year, and is in a booming market.

I hope the citizens of Conway will be getting a couple of exciting new restaurants or maybe a new retail development in the very near future. I have spent a considerable amount of time in Conway because my fiance is in grad school there. During my time there, I have figured out that Conway needs several national restaurants, a new bowling alley, a new movie theatre, and a convention center. I have seen a huge rise in current tenants and new national retailers looking to lease space in Jonesboro. I seen that our state’s unemployment rate remained steady at 7.4% for January, while Jonesboro remained about two points lower than the state and even more than national numbers. Just tonight, I worked until after dark helping a local business owner expand their presence in Jonesboro. Rental rates have remained a lot more steady than the national retail market.

Dillard’s posts profit on lower costs, leaner inventory

Little Rock, Ark. ( March 1, 2010 ) Dillard’s reported a fiscal fourth-quarter profit Monday on lower costs and leaner inventory. The department store chain earned $79.5 million for the period ended Jan. 30, compared with a loss of $149.3 million a year ago.

Sales dropped 10% to $1.83 billion from $2.04 billion. Dillard’s trimmed its advertising, selling, administrative and general expenses to $431 million from $481.8 million during the quarter.
